JOB TITLE: Maintenance Superintendent

CLASSIFICATION: Exempt

DEPARTMENT: Maintenance

SUPERVISED BY: Chief Operations Officer

 

POSITION SUMMARY:

The Maintenance Superintendent provides leadership and oversight of facilities operations, including maintenance, grounds, and housekeeping. This position ensures campus facilities are safe, functional, and aligned with long-term planning goals. In addition to daily operational management, the Superintendent leads capital and deferred maintenance projects, working closely with senior leadership to steward resources responsibly.

 

DUTIES AND RESPONSIBILITIES:

Leadership & Supervision

– Supervise, schedule, and direct staff in maintenance, grounds, and housekeeping.

– Provide training, guidance, and accountability to ensure quality performance.

– Participate as a member of the Seminary Advisory Team and serve as an Assistant Vice President.

 

Facilities & Operations Management

– Oversee preventive and corrective maintenance across campus systems (electrical, plumbing, HVAC, carpentry, and general building systems).

– Manage inventory, purchasing, and vendor relationships.

– Respond to emergencies and ensure compliance with applicable safety and building standards.

 

Capital Projects & Planning

– Work directly with the COO and CFO on developing and managing the annual capital budget.

– Coordinate with vendors to secure estimates and assist administration in vendor selection.

– Oversee planning and execution of capital and construction projects, ensuring they are on time and within budget.

– Act as the point person for deferred maintenance prioritization and integrate the campus master plan with deferred maintenance projects.

 

Administration & Communication

– Develop and monitor departmental budgets and expenditures.

– Provide regular updates and recommendations to leadership on facilities operations and projects.

– Participate in planning discussions to align facilities operations with institutional goals.

 

Requirements
QUALIFICATIONS / KNOWLEDGE OF:

– Bachelor’s degree preferred; high school diploma or equivalent required.

– Broad knowledge of building maintenance, including electrical, plumbing, HVAC, carpentry, and general systems.

– Demonstrated experience supervising staff and managing complex projects.

– Strong organizational, decision-making, and problem-solving skills.

– Ability to work collaboratively with leadership, contractors, and stakeholders.

 

PHYSICAL REQUIREMENTS:

– Ability to sit or stand at a computer for extended periods.

– Ability to lift and carry up to 30 lbs.

– Availability for evening/weekend emergencies as required.
